How to Evict a Tenant who is in Breach of Contract?

Hundreds of thousands of apartments are rented in Israel every year, as well as tens of thousands of commercial properties, such as shops, gas stations, logistics centers, offices, and warehouses. Usually, the lessor and the lessee draw up a detailed lease agreement that includes the rights and obligations of the parties to the agreement, in accordance with their agreements and in accordance with the law.

Lease contracts, whether for residences or for trade, storage, or offices, include clauses dealing with the duration of the lease, the option to extend the lease, the rent, and the ancillary payments applicable to the tenant, as well as scenarios in which the tenant violates the lease agreement and the options available to the landlord against the violating tenant. Meanwhile, rental agreements may include clauses according to which if the tenant violates the rental agreement, for example, if he does not vacate the apartment, office, or store on time, then the landlord will have the option to forcibly seize the property, disconnect the tenant from water or electricity, and even vacate his belongings. When you want to evict the tenant, you must file a claim for tenant eviction in accordance with the regulations of the civil procedure, and after receiving a judgment, execute the judgment, sometimes even accompanied by the Israel Police and enforcement contractors.
